Our Management Services
We are available to all Owners and Tenants for prompt response to rental inquiries, maintenance requests and communications.
Maintenance emergencies receive immediate attention 24 hours a day, 365 days a year.
Thorough site inspections of the grounds and building exteriors are performed at least once a week. Frequent site inspections promote good relations with tenants, and allow us to address minor rules infractions before they turn into major problems. Additionally, frequent inspections save money, as minor problems can be remedied before they can become a major expense.
Bid solicitations for major projects are made to qualified, licensed and insured vendors.
We utilize Buildium software, which is specifically designed to coordinate our property and financial management. This software also provides online access to owners for real-time financial reporting, and to tenants, allowing them to make online payments and maintenance requests.
Delinquencies are addressed immediately after the payment due date.
Accounts payable are processed weekly, ensuring timely payment to vendors who have performed their work satisfactorily.
Financial reports such as Rent Roll, Cash Flow, Balance Sheet, Budget Comparison, Check Detail, Bank Reconciliations, Rules Violations, Maintenance Requests, etc., are available to Owners online, anytime, in real time, as well as presented in a monthly financial report via email by the 10th of each month.
Management reports are provided to owners on a monthly basis. We are available to meet with owners as frequently as desired to make recommendations on budgets, contracts, specifications, maintenance schedules, vendors, etc.
Correspondence from Owners will be responded to in a timely manner, as will any from a tenant.
Insurance coverage is closely monitored, and competitively bid each year. The manager, working with the adjuster, supervises any claims. Worker Compensation Insurance certificates are maintained for each vendor in the event of an audit.
